Seattle-Based Real Estate Company Handling EB-5 Projects on Both Coasts

Marriott Hotel in Seattle, Washington

American Life Inc. opened its doors to EB-5 immigrant investor funding in 1996 with the approval of the Seattle Regional Center.

Since then, the real estate investment company has grown in size and scope, utilizing the funds provided by foreign nationals seeking an EB-5 investment green card to finance projects in Washington state and other parts of the West Coast.

According to American Life President Henry Liebman, the regional center’s most recent projects include a warehouse conversion project in Southern California, a Marriott Courtyard and Residence Inn in Los Angeles, and a Homewood Suites (Hilton) hotel near Hartsfield-Jackson International Airport in Atlanta, Georgia.

As one of the oldest regional centers on the EB-5 landscape, American Life’s longevity has allowed it the time and opportunity to expand beyond the Pacific region.

Still, Liebman believes that the Marriott Courtyard in downtown Seattle has been the group’s most significant endeavor to date.

“The hotel has been open for about a year,” he explains.

When it comes to upcoming projects from American Life, Liebman says that they are offering investors lots of projects in many locations. They have small ventures and large ones. EB-5 visa investors can pick debt or equity.

Since it’s a larger regional center with a national scope, American Life is able to offer such options to its investors.

EB-5 Visa Marketers Take Note: Translation of Chinese Court’s Decision Available

Regional center operators and other EB-5 practitioners would be advised to read the English translation of a new interpretation handed down from the Supreme People’s Court of China as it may significantly alter the way EB-5 visa brokers do business.

Thanks to Brian Su and the Artisan Business Group, an unofficial translation of that judicial decision is now available in English. On January 25, Brian Su and other experts on Chinese securities and the EB-5 broker market will be hosting a seminar in New York City to discuss the implications of the recent ruling.

Affect of China’s Judicial Decision on the Immigrant Investor Broker Market

In the wake of a game-changing decision by China’s Supreme People’s Court, EB-5 service provider Brian Su has advice for both regional centers and EB5 brokers.

Among his recommendations for brokers are steering clear from any mention of the investment side of the project. Brokers should sell the immigration side, but not risk losing their licenses or facing criminal prosecution by pitching investments.

Su also implores regional centers to be vigilant about the kind of sales presentations their brokers are giving. If brokers are not following the rules according to the court’s most recent interpretation, the brokers who were selling investors on a project may not be the only ones who face serious consequences.

To register for Brian Su’s July 25 seminar – he’ll discuss the new developments in China alongside other experts in the regional center/broker market – visit the Artisan Business Group event page.

Chinese Court Decision Limits Investor Green Card Marketers

EB5 Investor Green Card

Brian Su

According to Brian Su, an EB-5 visa service provider and president of the EB-5 China Market Council, a recent decision handed down from the Supreme People’s Court and the China Banking Regulatory Commission places limitations on brokers marketing the U.S. investor visa program to Chinese investors.

The new rules will make it “risky for regional centers to ignore” the way in which foreign brokers are marketing their projects in China, Su said. If brokers do not abide by law as rendered in the most recent interpretation by the court, their ability to continue marketing projects in China may be suspended.

This is a very serious issue for all regional centers competing for Chinese investor interest. Brian Su will be conducting a seminar on January 25 to address the implications of the new interpretation. Joining him in discussions will be other experts on the Chinese immigration-broker market.
